Post Name: Building Manager/Assistant Building Manager (Kuching)
Responsibilities:

  • Responsible for strategic planning and daily operations in facility management.
  • Overseeing the properties’ building & landscape maintenance, cleaning, security, health & safety, space management, administration and collection.
  • Ensure timely execution of planned preventive maintenance works.
    Involve in vacant possession with sales team after issuance of occupational permit
  • Ensure building and M&E works comply with statutory and local authority requirements.
  • Follow up and execute all the licenses and servicing contract renewal.
    Conduct periodic maintenance inspection for properties under facility management.
  • Prepare BQ and scope of work in order to coordinate with QS on the procurement process.
  • Respond timely to breakdowns, emergencies and urgent issues even after office hour
  • Undertake ad-hoc assignments or duties assigned by superior.

Requirements:

  • Bachelor’s Degree or Advanced Diploma in M&E Engineering/Building Services or equivalent.
  • Professional certificate with a specialization in building services, M&E and project management
  • Minimum 8 years of work experience in related field especially in maintenance of condominium, hotel and shopping malls.
  • Proficient in English, Bahasa Malaysia (both written and verbal) and Mandarin speaking is an added advantage
  • Computer literate and proficient in WS Office (Word, Excel & Power point)
  • Possess own transport and require to attend breakdown and emergency case at few sites.

    Responsibilities:
  • Provide daily administrative support, reports and office support activities

  • Keep track on the progress collection and send reminder to residents.
    Track the online payment and manage the property management web base system.
  • Perform data-entry, documentation, printing, filling, basic accounting entries & book-keeping.

Post Name: Senior Maintenance Supervisor (Kuching)
Responsibilities:

  • Responsible for the supervision, coordination and administration of maintenance team
  • Ensure the execution of planned preventive maintenance works timely,
  • Require to work overtime or replacement shift as and when required.
    Receive orders on all maintenance defects reported and rectify immediately.
  • Assist in running the training program for technicians and handyman.
  • Perform general repairs, fabricates, installations, operation and preventive maintenance duties in regards to electrical, mechanical, air conditioning, fire protection, carpentry, plumbing, measuring, painting, swimming pool, MATV system, sewage plants and other associated system.
  • Perform routine inspection of building’s essential machines, equipment and public lightings.
  • Maintain safe and healthy work environment by foil owing procedures and standards.
  • Respond immediately in the event of emergency and breakdown even after office hours.
  • Record all preventive maintenance activities in checklists and forms.
  • Undertake ad-hoc assignments or duties assigned by superior.

Requirements:

  • Must possess at least Technical/ Vocational/ Diploma in M&E Engineering/ Building Services or equivalent.

    Responsibilities;
  • Responsible for the supervision, coordination and administration of the security guards.
  • Handle security situation at site premises and report to Management
  • Operate and monitor CCTV cameras, equipment and control panel in Security Control Room.
  • Identify any potential security risk and take immediate action.
  • Assist in running the training program for the security guards.
  • Conduct internal investigation when required.
  • Assist Police investigation in crime incidents when required.
  • Handle social or public issues and liaise with relevant Police Department.
  • Require to work overtime or replacement shift as and when required.

  • Assist in crowd or traffic control when required.

Requirements:

  • Must possess at least SPM certificate.
  • Candidates with Auxiliary Police training certificate and/or Certified Security Guard (CSG) certificate are preferred.
  • Candidates that are ex-serviceman (retiree from Malaysian Armed Force or Royal Malaysia Police) are preferred.
  • Minimum 5 years of work experience in related field and held supervisor position in previous employment.
  • Able to work 1 2 hours shift.
